We work with any regulated provider

Brunel is not tied to a single care provider. We work with any CQC-registered provider who needs compliant, well-run housing for people with complex needs, and we are actively looking to work with more.

Living Horizon is one of the providers we work with. It is not the only one, and the model is deliberately built so it does not have to be. If you are a provider with a service to place, or a commissioner who wants a particular provider in one of our homes, that works.

The division is clean and it is written down. You assess, plan and deliver the support, employ the staff, and hold the CQC registration and the contract with the commissioner. We own or lease the building, grant the tenancies, and carry every landlord duty that comes with it.

The service level agreement

Alongside the tenancies, we enter into a service level agreement with the care provider that runs for the term of the lease. It is a short, practical document and it does three things.

It sets out who is responsible for what — between Brunel as landlord, you as the care provider, and the tenants. No grey areas about who calls the plumber, who holds the fire risk assessment, who chases the housing benefit claim, or who deals with a tenancy breach.

It gives your staff a legal basis to be at the property as a place of work. The tenants hold the tenancies, not you — so without an agreement your staff have no independent right to be in the building. The SLA gives your organisation that right for the lease term, which matters for your own governance, your insurance and your CQC registration.

It runs for the lease term, so you have certainty over the life of the service rather than an arrangement that can be pulled at short notice.
