We take multi-year leases rather than short lets. You get a single corporate tenant and a predictable arrangement instead of a rolling cast of tenants and void periods.

Nothing to do

We handle the tenants, the tenancies, the repairs, the licensing and the compliance. One point of contact, and no calls at eleven at night.

Condition

Handed back better

The property is maintained to a standard above where we found it, and inspected routinely rather than reactively.

Criteria

What we look for

  • Rooms to suit the service — houses, bungalows or flats
  • Sound structural condition — we will refurbish, we won't rebuild
  • A residential street — an ordinary neighbourhood, not an institution
  • Parking and outside space — a garden matters more than you'd think
  • Buckinghamshire, Oxfordshire or nationwide — we will travel for the right property

From first call to first tenant

You get in touch

Tell us where the property is, how many bedrooms, and its condition. A few photos help.

We view it

We visit, assess suitability against our criteria, and tell you honestly whether it works. If it doesn't, we say so.

Heads of terms

We agree the lease term, the rent and who is responsible for what, in writing, before anyone instructs a solicitor.

Lease and works

Solicitors complete. We carry out any agreed refurbishment, licensing and safety works.

Occupation

Tenancies are granted, the care provider begins support, and the property is under our management from that point on.

Questions

What landlords usually ask

Who lives in the property?

Adults receiving support from a regulated care provider, living in the house as tenants. Support is delivered by the provider's staff, who are present at the property.

Who is my tenant — Brunel, or the residents?

Brunel Management Ltd. We hold the lease from you, and we grant separate tenancies to the residents. Your relationship is with us.

Who handles repairs?

We do, for everything within our repairing obligations under the lease. Structural and landlord-retained items are agreed in the heads of terms before we sign.

What about the neighbours?

Our homes are ordinary houses on ordinary streets, and we intend them to stay that way. Issues are dealt with by the care provider and by us, promptly.

What condition will I get it back in?

Maintained, with fair wear and tear, and with the safety and licensing record to show for it. The property is inspected throughout the term, not just at the end.
